Estoppel Fees
Estoppel Certificate Request Authorized Fees Below:
1)Preparation and delivery of an Estopel Certificate is $250
2)Estoppel Certificate requested on an expedited basis and delivered within 3 business days is an additional $100
3)If the unit/parcel is delinquent to the association for assessments an additional fee not to exceed $150.

Hours of Availability:
Monday - Friday 8am to 2pm
Maintenance Hours: 7am to 3:30pm
*Holidays and other office closures will be included in the calendar.

Summary of Management Duties:
A Florida Community Association Manager (LCAM) is responsible for overseeing the daily operations of condominiums, homeowner associations (HOAs), and other residential communities. Their core duties include:

• Financial Management: Preparing budgets, managing accounts, collecting assessments, and handling financial reporting.
• Administrative Oversight: Maintaining official records, ensuring compliance with state laws and governing documents, and coordinating board meetings and elections.
• Vendor /Site Staff Coordination: Hiring and supervising service providers such as landscapers, maintenance crews, and security personnel.
• Maintenance & Inspections: Ensuring common areas and amenities are properly maintained and coordinating repairs and routine inspections.
